File Setup

Open Title/Escrow
Contract Review
Upload mutual documents to Brokerage compliance system
Upon Mutual/Pending, update MLS status per Broker instructions (if applicable)
Create Transaction Summary sheet to be shared with all parties
Send an introduction email and copy of the Sale Agreement to Escrow, Lender, Client & Co-Op Broker
Prep addendums with broker-provided verbiage only

Send congratulations/thank you email to Buyer/Seller
Upload final closing documents to brokerage compliance system/close out file in brokerage compliance system
Request Agent Testimonial from Buyer/Seller (optional)
Order sign/post removal (if applicable)
Update MLS status (if applicable)
Deliver a full digital paper trail of transaction (email correspondence included) to Broker and Broker's client

Confirm Earnest Money deposit receipt
Confirm Title Report received
Order Home Warranty, if applicable
Follow-up with appropriate parties for needed documentation and signatures
Confirm receipt of Inspection Response (35R), if applicable
Send Broker & Client weekly email updates on transaction milestones/items needed
Send out "contingency" and "closing" calendar reminders to Broker
Prepare Commission Disbursement demand for the Broker's signature
Follow up with the Lender on appraisal status, underwriting approval, and status on loan docs
File all inspection reports/repair receipts if applicable
Send invoices to escrow upon Broker's request
Prior to close, contact the lender and escrow for an update on the closing
Upload all reports, disclosures and documents into Brokerage system as it is received or executed
Maintain constant contact with every party for status updates or to alert of anything requiring attention
